We simply want to achieve for you the best possible price, to the right buyer, in a timeframe to suit you.  We will work tirelessly to achieve the best result for you.  We know too well that in order to achieve this the starting point must be a realistic and accurate valuation, not necessarily the highest.  Our valuers will take care to look at all available relevant comparable evidence in the vicinity of your property, as well as use their experience and excellent local knowledge to provide you with an achievable guide price, supplemented by an asking price strategy that aims to maximise the level and number of offers made.
 

We like to take care to offer advice beyond just the valuation such as presentation tips, seasonal marketing advice, target audience requirements, impact of lease lengths etc., reflecting the fact that each property is different and deserves tailored advice.

We are aware that the majority of vendors have a primary objective which is to move in a convenient timescale, at an affordable price, as smoothly as possible.  Whilst achieving a sale for you at the right level and in the right timeframe for you is important, we know how crucial it is that all this is achieved as smoothly as possible.  We pride ourselves on offering very consistent personal customer service that helps you through the often stressful time of moving home.  We therefore feel that things do not necessarily have to be stressful as for our part we will be polite, punctual, and attentive to your needs.
 

We are more than happy to discuss a range of valuations for the same property in order to maximise value depending on your proposed plans.  If you want to know how much value that loft conversion, extension or new bathroom will add then simply ask and we will be pleased to chat this through with you.  We can conduct a basic development appraisal for vendors with land, or advise on other matters such as the impact on value of a lease extension.  We like to spend time to get to know our vendors so there can never be one question too many for us.

We believe that a good estate agent should have an eye for detail right the way through the process from valuation to completion.  We pride ourselves on the fact that the entire process from valuation, preparing marketing materials, viewings, offer negotiation, purchaser verification and sale progression will always only be handled by a maximum of two members of staff ensuring consistency and establishing a trusting relationship between agent and client.
 

Choosing your estate agent
 

We are confident that we stand out amongst our competition and would encourage potential vendors, as is often generally advised, to obtain three valuations.
 

In a nut shell the basic aspects to consider when choosing your agent are:
 

Lowest fees do not necessarily save you money…………………………….in fact they can cost you more if the agent is not fully equipped or experienced to market your property in a way that leads to a quick sale.  Poorly marketed properties can sit and stagnate on the market eventually leading to a lower sale price.
 

Highest valuations do not always lead to the highest price……………………………in fact they can also lead to a property sitting on the market stagnating at the loss of the initially ‘hot’ buyer interest resulting in a lower price much further down the line.
 

Agreeing a sale is actually only a part of what your agent should be doing for you………………………………..A quick sale is desirable but there is so much more an agent should be doing after a sale has been agreed to help you move smoothly.  Always check specifically what is included in the fees whether it be accompanied viewings or proper sales progression support to help keep those stress levels down.
